Why NextPhase exists

Most valuation work in this market now runs through intermediaries — companies that own the customer relationship, take the fee, and route the actual appraisal to whoever is cheapest and available.

That model is efficient for the intermediary. It is not good for the client, who ends up holding a report from someone they never spoke to, who never saw the property, and who will not be available when a court, a carrier, or the IRS asks a hard question about it.

NextPhase is built the other way round. A credentialed appraiser performs the work and signs the report. If the conclusion is challenged, the person who signed it defends it.

There is a particular reason that promise carries weight here. Jeremy C. Johnson spent years as a vice president inside an appraisal management company, overseeing 5,000+ appraisers across 31 states and roughly 150 reports a day. He has seen exactly how the volume model works from the inside — which is precisely why NextPhase is not built that way.

What the work actually looks like

Real assignments, client details removed — what each engagement actually turned on, rather than how it felt.

Estate & date of death

A house, a workshop of machine tools, a forty-year firearms collection and a stake in the family company — four disciplines that three appraisers had only partly covered. One engagement, one effective date, one set of assumptions.

IRS Form 8283

A donation the regulations would have aggregated past the appraisal threshold, which the donor had assessed item by item. One qualified appraisal covering the group, itemized, signed inside the window the regulations allow.

Litigation support

An opposing report whose number was not obviously wrong — which is what made it dangerous. It failed on its own certification, and was answered section by section with an independent valuation to the correct definition of value.
