These are the things that come up most — not a list of what we accept. If yours is not here, that is normal; a fair amount of this work arrives as “I have no idea what this is.” Say what you have and we will look at it.

Also appraised: inventory & stock in trade, musical instruments. Fine art and jewelry are referred to specialists — they arrive inside estates constantly, and saying so is more use to you than pretending otherwise.

Why the number holds

We do not buy what we appraise.

Ask any appraiser who offers to buy your collection what their appraisal is for. An appraiser who is also a buyer has a reason to want a lower number, and one paid a percentage has a reason to want a higher one. Both are disqualifying, and one of them is prohibited outright under USPAP.

Common questions

Do you work outside Arizona?

For personal property and business valuation, yes — anywhere in the United States and internationally. Neither is a state-licensed activity, and both are performed from documentation rather than a site visit. Real estate appraisal is state-licensed, so real property assignments are Arizona only.

What is USPAP, and why does it keep coming up?

The Uniform Standards of Professional Appraisal Practice is the ethical and performance standard appraisers are held to. When the IRS, a court, or a lender says they need a real appraisal, USPAP compliance is what they mean. An estimate from a dealer, an auction house, or a website is not that. NextPhase's principal is an AQB Certified USPAP Instructor and has taught the standard to more than 1,000 professionals.

How fast is turnaround?

Most personal property and machinery assignments deliver within a week of receiving documentation or completing inspection. Residential is typically similar. Business valuations run three to six weeks from the point records are in hand. Rush work is available and priced in the written quote.

How does billing work?

A fixed fee, agreed in writing, before any work begins. No hourly billing and no surprises. If the scope changes materially, you get a revised quote before we proceed — not an invoice afterwards.

Can you appraise as of a date in the past?

Yes. Retrospective valuations are routine for estate and date-of-death work, divorce with a stipulated valuation date, insurance losses, and tax matters.

Will you buy anything you appraise?

No, and we never will. An appraiser who is also a buyer has an interest in your number being low. That conflict is exactly what makes a report indefensible.

What the work actually looks like

Real assignments, client details removed — what each engagement actually turned on, rather than how it felt.

Estate & date of death

A house, a workshop of machine tools, a forty-year firearms collection and a stake in the family company — four disciplines that three appraisers had only partly covered. One engagement, one effective date, one set of assumptions.

IRS Form 8283

A donation the regulations would have aggregated past the appraisal threshold, which the donor had assessed item by item. One qualified appraisal covering the group, itemized, signed inside the window the regulations allow.

Litigation support

An opposing report whose number was not obviously wrong — which is what made it dangerous. It failed on its own certification, and was answered section by section with an independent valuation to the correct definition of value.
